Here’s a step-by-step guide through this exciting journey.

We have over 60 developments across the North of England, the Midlands and Scotland, all with a selection of beautiful 1, 2, 3 4 and 5 bedroom homes to choose from.
With a variety of house types available, there really is a home for everyone, whether you’re looking for a semi-detached home, terraced home, detached home or three storey home, we have an option for you.
In tandem with looking for your perfect home, you’ll need to find out what you can afford to buy. To buy a home, it’s likely that you’ll need a mortgage. To find out your mortgage affordability, we recommend that you speak to one of our recommended new build specialist, independent financial advisors.
Your financial advisor will calculate what you can borrow considering your annual salary, how much deposit you’ve got, your monthly outgoings and your credit score.
They’ll also look at different mortgage terms, which means the period of time that you’ll repay your mortgage over. The longer the period, the more likely your monthly mortgage repayment reduces.
Once you’ve spoken to your financial advisor, and you’re happy with the mortgage amount, term, and repayment figure, they will give you a decision in principle.
A decision in principle is a written estimate from a mortgage lender (bank or building society) which gives you an indication of how much money you can borrow and acts as proof of your affordability when reserving one of our beautiful homes.
Now you’re sorted with your decision in principle, you’ll need to pick a solicitor to represent you throughout your home purchase.
Avant can recommend solicitors to you, or you can find your own. A solicitor will manage contracts, conduct property searches with the local authority, transfer funds, manage any stamp duty payable and offer any general legal advice throughout the process of buying your home.
You’re officially ready to reserve! To reserve you will need to visit our Customer Appointment Centre where our Sales Advisor will run through our About Buying an Avant home checklist.
The Sales Advisor will show you detailed drawings of the development, your plot, and much more. You will be asked to provide proof of your decision in principle and your ID (a driving license or passport). We’ll also ask you to pay a reservation fee.
Following reserving your home, the Avant journey begins!
Your solicitor will go through your draft contract with you and will answer any questions. They’ll also carry out searches and check the land registry.
At the same time, with help from your financial advisor, you will apply for your mortgage.
This has got to be the best bit!
After reserving, you’ll be invited to browse through our options and extras with your Sales Advisor. This is your opportunity to get creative and personalise your home to your hearts content*.

Once we have agreed on the contract, you will be asked to sign. This is called exchanging contracts in England, and in Scotland is known as Conclude Missives.
This stage is key, as it’s when you become committed to buying your Avant home and can countdown to completion day!
We follow the process of the National Housebuilding Council (NHBC) to ensure quality build standards are adhered to. On some sites we use other warranty providers such as Premier Guarantee.
Once your home is build complete, the NHBC will carry out an inspection to ensure that your home has been built to the appropriate required standards.
A CML certificate/ warranty released cover note is awarded from the NHBC inspector, and your home will be granted a 10 year warranty.
In addition, we have created the 'Avant Gold Mark Process' (AGM). To receive the ‘Avant Gold Mark’ our build teams have strict goals and standards to meet. We also inspect our homes throughout their build and enforce a series of quality control procedures. Only when these are met do we issue an ‘Avant Gold Mark’.
Following a pre-completion inspection, it’s the moment you’ve been waiting for! A sneak preview of your home…
Before you are due to complete on your new Avant home we'll invite you to a home demonstration, where we'll show you everything you need to know ahead of your moving in day, from how to use your boiler, to how to maintain your shower.
Finally! Once we’re all ready to go, your solicitor will request your mortgage advance and any additional balances, ready to transfer to our solicitors on moving day.
When the funds arrive, the home will be officially yours. You can collect the keys and the deeds will be sent to your solicitor. Then, all that’s left to do is move in!
After completion, your Customer Liaison Manager will be in touch to introduce themselves. Your Customer Liaison Manager will be there to support you with any queries you have with your new home, and they will be your go to person in the unlikely event that you experience any issues.
