Upsizing to a bigger home is the natural progression as you begin to plan future family life and realise that you’ve outgrown your current home.

Calculating your budget

One of the first steps in the journey of upsizing is figuring out how much you can afford to spend on a larger property. We 100% recommend speaking to an independent financial advisor to get an accurate figure on how much you can spend on a new home.

This will heavily depend on how much equity you have in your existing home and what price you will get for your existing home, how much you earn, plus any other funds you have available to spend.

The benefit of moving into a new Avant home is the access you have to our schemes, such as Part Exchange and the My Move Made Easy scheme, where we can sell your home for you.

Or you can take advantage of the Own New scheme where you can access lower mortgage repayments.

Where do you want to live?

When upsizing you need to consider where you are looking to live, as you might not be able to afford a bigger home in your current area. This is why upsizing to a new build home could be beneficial compared to moving to an older house.

There will be no need to think about getting a new boiler or having your electrics re-wired, everything is brand new, making moving more affordable.

When’s the best time to upsize?

The best time to upsize is dependent upon your current personal and financial situation.

The main reason people choose to upsize is when their family grows or changes.

Will I need to pay stamp duty?

Usually if you are selling an existing home and buying a new one, you will need to pay stamp duty (known as LBTT in Scotland).
