Purchase of Shipley site completed paving way for £22.7m, 70-home flagship development

Avant Homes has acquired a 7-acre site to deliver 70 new homes in Shipley Lakeside, Derbyshire.
The parcel of land, which received planning approval from Amber Valley Borough Council in August 2021, is situated on the northern edge of the former American Adventure Theme Park site, which closed in 2007.
The new development is part of the wider Shipley Lakeside scheme, which forms part of the council’s proposed Amber Valley Borough Local Plan. The scheme is set to regenerate the 44-acre site with 307 new homes as part of a mixed-use neighbourhood of new homes in Derbyshire.
The development will include a mixture of three, four and five-bedroom properties across 15 of Avant Homes’ housetypes. Once complete, the 70 new-build homes will also benefit from superb views in a lakeside setting.
Initial groundworks at the development are underway with the first homes due to be released for sale in August and the showhome following in autumn.
The first residents are expected to move into their new homes by the end of the year. In total, the approximate build length of the development will be two years.

Shipley Lakeside is situated just one mile from Heanor town centre, on the edge of Shipley Country Park. The development is also located within easy reach of some of the Midlands’ major towns and cities including Nottingham and Derby.
